The Brief
As part of the recently completed refurbishment of 3 Sheldon Square, several floors were fitted out in a ‘work-ready’ fashion by Thirdway, on behalf of the landlord, British Land. Love Design Studio was appointed to assist the design team in evaluating and reducing the project’s carbon impact, and ensuring that the proposal would not impact the building’s base-build NABERS rating. The project is a part of our ongoing work with Thirdway on fit-out projects across London.
The project was one of the first to be completed under British Land’s new Sustainability Fit-Out Brief, which was still in development at the time. The project was required to meet strict carbon targets and had rigorous reporting requirements.
The Result
The project completed with final, as-built upfront carbon of 69 kgCO22e/m2, and a total embodied carbon of 516 kgCO2e/m2. To put this in perspective, British Land’s highest upfront carbon target sits at 80 kgCO2e/m2.
This result was achieved through strategic design choices that focused on second-hand and remanufactured finishes, furniture, and services. Upon completion, a significant proportion of the ironmongery, furniture, lighting, and carpet tiles had been sourced second-hand. The project demonstrated in clear terms that developing a second-hand sourcing strategy early in the design development is critical to achieving meaningful reductions in carbon emissions.
The Process
By working closely with the design team throughout the design stages, we helped deliver a design that prioritised reuse and circular economy principles. We completed a Whole Life-Cycle Carbon Assessment at the design and completion stages to understand how the design had developed through the construction process and what (if any) changes were made. This process has been used as a basis for subsequent British Land projects.
